Make millions from property, Richard Brady tells you how

“Property remains an important part of an investor’s portfolio, alongside other asset classes”, according to Olive Tree’s Richard Brady.

Brady spent 22 years in Financial Services and therefore knows a thing or two about investments.

“It isn’t wise to put all of your eggs in one basket, but financial advisors and trustees cannot ignore what has been happening for decades in the property market.”

The Department of Records states that property has risen in value in the UK for 28 of the past 32 years and fallen in only 4, with an average annual growth of over 16%.

Brady believes that long term this trend will continue in the UK, but not necessarily at the same rate. “We are constantly looking for countries and regions where property growth is likely to increase significantly. This will be because of regional or national developments and the fundamentals being right. We then look for discounts over and above this growth for our clients, either because they are buying off-plan, or due to our ability to negotiate with the developer with our exclusive contracts.”

Double digit capital growth is therefore very realistic. Olive Tree have recently made a 50% return in a year for a large number of clients buying into a land deal in Mexico. The developer used the clients’ funds to set up the development and is now offering to buy them out of the deal for this significant return.

Since 1956 the compounded average annual increase in house prices in the UK has been 8.5%. To put this into perspective, a house bought 50 years ago for £1,000 would today be worth more than £1 million. The skill of a professional overseas property network is to try to predict where these types of trends are going to happen next.

“It isn’t crystal ball staring” says Brady “We look for tell tale signs such as the cost per square metre against comparables, new infrastructure investment, DFI of international companies, or the development of airports and tourist facilities.”

A recent Housing Figures study says that the average UK house price is expected to grow from £178,600 to £300,643 by 2020. However the equivalent values in somewhere like Cyprus are predicted to increase by almost twice that level.

More millionaires have been made from the property market, than through any other investment area and people that have missed out in the past seem very keen to cash in on the overseas opportunities available now.

Funding is often available for property investment meaning that you can take full advantage of leverage to increase the return on your own funds. If you are paying stage payments for a new build property, then you are enjoying capital growth on the full purchase price, whilst only having invested a percentage of that amount up front. In addition, you can release equity as and when required, to invest in other projects, further enhancing potential returns.

You have the option to sell some properties before completion, meaning that you can realise your gain before having invested the full amount.

Mr D.R. of Sheffield bought a property from Olive Tree in March 2007. He paid the initial reservation fee of £2,500, signed the promissory contract and then sold the contract on, making a profit of over £13,000 in July 2007. This was because the prices had increased significantly in the meantime. This represented an amazing 520% return in around 5 months!
